Experience Matters More Than Ever

Brisbane’s property market is changing, and for sellers, the right strategy has never been more important.

For several years, Brisbane property owners have enjoyed a market characterised by strong buyer demand, rising prices and relatively short selling periods. In many cases, properties attracted multiple offers with very little time on the market.

But markets don’t move in one direction forever.

As buyers become more selective, affordability comes under pressure and confidence shifts, selling a property requires a little more thought, preparation and experience.

And for those of us who have been in real estate for more than 20 years, this isn’t unfamiliar territory.

We’ve Seen This Before

When we started in real estate back in 2005, the market was very different from what many agents have experienced over the past few years.

Then came the Global Financial Crisis in 2008, bringing uncertainty, tighter lending conditions and a significant shift in buyer confidence.

It was a period that taught us some valuable lessons about property, negotiation and the importance of understanding what motivates buyers and sellers.

We learnt that properties don’t simply sell because they’re listed online. Buyers need confidence, sellers need sound advice, and agents need to know how to bring the two together.

Those lessons have stayed with us.

A Strong Market Can Make Almost Anyone Look Good

When properties are selling quickly and buyers are competing aggressively, it’s easy to mistake market momentum for an agent’s ability.

But when conditions become more challenging, the difference between an experienced agent and an inexperienced one becomes much clearer.

Pricing a property correctly, identifying genuine buyers, managing expectations and negotiating effectively all become critical.

It’s no longer enough to upload professional photographs, hold an open home and wait for offers.

You need an agent who understands how to create interest when buyers aren’t rushing, how to recognise genuine opportunities and, importantly, how to negotiate without unnecessarily sacrificing your property’s value.

The Biggest Mistake Sellers Can Make

One of the greatest risks in a slower market is getting the initial pricing and marketing strategy wrong.

An overpriced property can sit on the market, lose momentum and eventually require price reductions that may have been avoided with a better strategy from the beginning.

Equally, pricing too conservatively without a clear plan can leave money on the table.

The right approach isn’t necessarily about lowering expectations. It’s about understanding the market, presenting the property exceptionally well and creating the best possible environment for buyers to compete.

Every property is different, and every campaign should reflect that.

Experience Isn’t Just About Years in the Industry

At Lowrey Estate Agents, we’ve experienced different property cycles, changing lending environments, shifts in buyer behaviour and periods of both extraordinary growth and uncertainty.

We’ve built businesses, managed sales teams, worked with developers and negotiated transactions across a wide range of market conditions.

That experience shapes how we approach every property.

We believe in giving sellers realistic advice, being proactive with buyers and having the confidence to adjust a strategy when the market tells us something isn’t working.

Sometimes that means recommending a different price position. Sometimes it’s changing the marketing approach, improving presentation or taking the time to work through a buyer’s concerns.

It’s about knowing what to do next, rather than simply hoping the market improves.

The Right Agent Makes the Difference

A changing market doesn’t mean great results are no longer possible. It means achieving them may require more work, stronger negotiation and a carefully considered strategy.

If you’re thinking of selling, don’t just ask an agent what they think your property is worth.

Ask them how they intend to achieve that price, what they’ll do if the property doesn’t attract the expected interest, and what experience they have navigating more difficult markets.

Because when the market is booming, choosing an agent can seem easy.

When the market slows, choosing the right one becomes one of the most important decisions you’ll make.
